5 Options for Your Office Fit-Out

Office fit-out services in Nottingham are ideal for breathing new life into new or existing office spaces. Whether you’re looking for simply a fresh lick of paint or want to start all over again, even down to the wiring, an office fit-out will get the job done in a quick and efficient manner when you need it most. But did you know that there are different types of office fit-outs available? In this article, we’ll be telling you what an office fit-out is and what your options are if you’re looking to give your office space a refresh.

What is an office fit-out?

An office fit-out refers to a service undertaken by owners of commercial buildings or office spaces. It often involves the customisation and furnishing of an office space. It can include anything from the infrastructure, such as wiring and plumbing, to aesthetic elements like wall paper and paint colours.

Office fit-out services vary depending on the budget and what the customer wants to achieve by the end. While one type of office fit-out service will provide a blank canvas, another will get the job done from start to finish. It’s important that you’re aware that not every office fit-out service is the same, and that’s where we come in. Let’s look through your office fit-out options and what each one of them entails.

What are my office fit-out options?

There are many options available to commercial customers who are seeking office fit-out services. No two office fit-outs are the same. It depends on the category or extent of the office fit-out that was initially chosen.

If you’re looking to breathe new life into your new or existing office space, then it’s important that you understand what the different levels of an office fit-out are. This is because each one offers varying levels of refurbishment.

While one might provide all of the infrastructure and aesthetic elements needed to provide you with a complete and working office, another will simply provide you with the bare bones. Here’s a guide to the different office fit-out options available to commercial property owners:

1. Cat A office fit-out

A Cat A office fit-out includes the basic construction and preparation of a commercial space for the use of an office. It includes the addition and construction of basic infrastructure, including flooring, ceilings, electrical work and more. A Cat A fit-out aims to provide occupants with a blank canvas upon which their creative juices can flow.

It offers functionality, but does not usually aid in the aesthetics of the property. Although, there are other office fit-out options available that will do this also (keep reading to find out). Cat A office fit-outs are ideal for small or start-up businesses who want to lease commercial office spaces in a newly developed or refurbished building, for instance.

2. Cat B office fit-out

This is typically a service used by tenants that involves the customisation and furnishing of a workspace to meet individual preferences and requirements. This type of office fit-out will include elements such as: office partitioning, office furniture, re-doing existing finishes, adding branding elements, building specialist facilities and supplying specialist equipment. A Cat B office fit-out is often undertaken after a Shell & Core fit-out (which we’ll discuss later).

3. Cat A+ office fit-out

A Cat A+ office fit-out is a somewhat enhanced version of the traditional Cat A office fit-out we discussed earlier. A Cat A+ fit-out, unlike its more basic counterpart, focuses on providing basic Shell & Core (which we’ll touch upon later) infrastructure while building on that to add missing amenities and finishes to create a more attractive and functional workspace from the outset.

The additional features included within a Cat A office fit-out can include elements like suspended ceilings, raised floors and electrical services as and when needed. It can also include premium quality goods and materials. Overall, a Cat A+ fit-out will provide the office owner with a top standard space that can be used as soon as work has completed.

4. Shell & Core office fit-out

This type of office fit-out involves the construction of the basic structure of the office. It also involves the essential services required to design and build a commercial office space. Often, this will leave the interiors of the workplace unfinished. Therefore, finished ceilings, flooring and the construction of washrooms, for instance, will be absent.

It leaves a workspace where office owners will have the opportunity to customise it themselves. They can make the space work for them in a way that’s tailored to their operations and their employees. Typically, Sell & Core fit-outs are suitable for organisations that require creative control and flexibility, allowing them to lay out the workspace in a way that seamlessly suits their specific and individual requirements and needs.

5. Complete office refurbishment

The final option when it comes to office fit-outs is to choose office refurbishment services instead. It involves renovating and upgrading an existing office in order to improve its performance, aesthetics and overall functionality. It can include everything from new suspended ceilings and flooring to the construction of breakout areas and even washrooms
